Potts Point is one of Sydney's great apartment neighbourhoods, a leafy, elegant pocket of art-deco buildings strung along Macleay Street, all of it a short walk from the harbour and the city. Cafe culture runs deep here and the character buildings are genuinely loved, so the best apartments are tightly held and draw a discerning, competitive field. How to buy well right now
In Potts Point the building matters as much as the apartment. Strata health, the quality of the deco conversion, aspect, light, and noise vary hugely from block to block, and two apartments with similar floorplans can be worlds apart in value and in how easy they are to live in.
Take Bronte houses, with rising days on market and some data showing a −10.8% annual change — does it feel precarious? It isn’t — it’s a tightly held, structurally scarce suburb going through a normal price discovery phase. The anchoring bias makes it feel riskier than the data warrants. Check the data, not the mood.
Every 0.25% rate rise reduces borrowing capacity by roughly $25,000. Pre-approval from six months ago doesn’t reflect reality. Knowing exactly what you can borrow today removes the scramble that turns a good property into a missed one.
Three non-negotiables, maximum. Everything else is tradeable. This is the single most practical antidote to the stock objection, where buyers feel they will have less stock to choose from in a down market and the paralysis continues. A clear brief shrinks the long list before you even open the laptop, so you stop scrolling and start deciding.
